Practice before local courts and authorities

Operating from Cancún means daily proximity to the institutions that decide a real estate matter in the state. The firm litigates before the Superior Court of Justice of Quintana Roo and before the federal District Courts and Collegiate Circuit Courts seated in the city. On the registry and administrative side, it works directly with the Public Registry of Property and Commerce of Quintana Roo, the Benito Juárez municipal government, and the federal delegations in the state — including SEMARNAT and PROFEPA on environmental inspection and verification matters.

That direct access matters in practice: verifying registry folios, obtaining municipal certificates, and responding immediately to an inspection proceeding do not depend on local correspondents.

The Cancún practice concentrates on three fronts. Transactional: purchases and closings in the Hotel Zone and downtown, restricted-zone fideicomiso formation for foreign buyers, title due diligence, and hotel management and vacation rental agreements. Regulatory: construction permitting, environmental compliance for developments, and defense in administrative proceedings. Contentious: real estate, corporate, and patrimonial disputes where the asset value or economic exposure justifies specialized defense, including precautionary measures and amparo proceedings.
